Just sharing some of my thoughts on possible popular genres.
1) Interracial:
I think a popular genre would be interracial. Singapore is a multiracial society, and in recent times dating across different race is also no longer as frowned upon as in the past. If there's a porn industry in Singapore, the roster of porn actors and actresses will likely extend proportionately across all the different races, thus it would not be uncommon to see productions that feature mixed-race couples//groups.
2) Uniform
With about half the population needing to undergo NS, experiences in the uniform services are part and parcel of our daily lives. I'm sure there are many who used to ogled at other servicewomen in their units, or fantasized about having 'fun' in camps. Perhaps we could even have some outdoor productions. How about the back of the tonner? Or group action between recruits and their female lieutenant in the field tentage? As such, uniformed theme porn would likely be another popular genre, since it allows many to have a visual manifestation of their current/past fantasies.
3) FTs
With a huge proportion of the population being non-residents (1.7 million against 4 million residents), daily interaction between resident and non-residents in Singapore is a given. With some of them being an close part of our lives, would it be a surprise then that a demand for porn featuring situations between resident and non-residents will be there? The fantasy of fucking your maid after having caught her in the act with her construction worker boyfriend? Or a group of construction workers having their way with an OL who was mean to them during a previous briefing? The possibilities are endless.
4) Wide age gap
Singapore is an ageing society. With a rising demand for more healthcare attention for our elderly, will we see a replication of some popular JAV storylines in Singapore? The nursing student in her blue and white uniform having to 'take care' of the old uncle in more ways than one? Or the young uni freshman trying to do charity at an old folks' home but ended up being used in every hole? This will likely be quite niche, but still would not be far from some of the popular genres here.

I feel there is a huge untapped market for a local porn industry in S'pore. But all the genres u have mentioned are already done, and there are many websites marketing them. If u want to do it right, I think you need to tapped into the S'pore psyche a bit. Also, you might need to consider the logistics too.
S'poreans as a whole are a really unhappy bunch. Repressed by the govt, worked hard by their employers, constantly under stress of some sort. So, I think something like revenge and domination porn might work. e.g a bunch of S'porean workers break into the office of a hated foreign boss and gangbang her.
Or a school boy/school girl fantasy of fucking the teacher.
Of course, u need local talent. But in a small country like S'pore, how are u going to find local talent and at the same time keep them anonymous? You can pay some local girls generously to do it, but will they? Sooner or later, someone will find out who they are. U can digitally block the face, but all these are logistical questions. If you hire a foreign talent, its easier to do it. eg. a lesbian porn production between a local singapore girl and say a blonde western girl. But the singaporean girl will still want to be anonymous.
Then there is the question of location. Shooting anywhere in S'pore is a risk of being outed quickly with dire consequences from the law. So, do u shoot in a boat on international waters? Do you bring the crew and cast to Batam, and check into a hotel or resort? See, these are all logistical questions.
