Just some astonishing things I witnessed recently!
Interesting discovery after some number crunching: 4. If the rental of $2500 is increasing at inflation rate of 2.7%. After 20yrs you would have collected $793,346 in other words you breakeven your cost if u had paid cash 5. After year20 the rents would have increased to $4259. (= 1.027**20 x 2500) Fact: real scenario, the case study above, starting Rent was $2500 (a bit hard to achieve in today’s market) it went up to $4K then back down to $3.5K. Comparable (but worse conditioned) units rent for $2.8-3K now. But with market on the upswing. No telling if rents will surpass $4K again 6. By year20. The mortgage would be fully paid and you would own an asset worth: S$1.264M (at 3%pa inc - around inflation rates) S$1.8M (at 5%pa inc - possibly more if enbloc happens). No doubt the $1.264-1.8M buys u much less than tdy but hey! It’s still a windfall or keep it and live off the passive income of $4259pm) Note - At 2.7% inflation... (1.027**20 = 1.703) Your: $1 kopi will cost $1.70 $2 loaf of bread will cost $3.41 So realistically you are only able to purchase $2500 worth of goods (today’s prices) with the passive rental income (of $4259) or retire w about the purchasing power of $1M (today’s goods) if u choose to sell it then.. & NOT $1.8M and hope to buy a 3bdrm Pte apartment with that money bcos by yr20, the3br appt will cost: 1.03**20 = 1.8x to 10.5**20 = 2.65x of what it costs today! ** Just food for thought... which is why no point I regret not buying that $500K condo 10yrs ago wanting to save more 1st before I take the plunge. Cos instead of needing $100K downpayment. I now need $200K. Chances of the $500K condo now worth $1M is easier make that “gain” then, than to hope that the $700K purchase today will be worth $1.8M in future 20yrs (yeah, with hindsight it’s easy to talk... but I know someone who predicted all these with facts and figures) |
