Re: 1.2 mil HDB
This is the history :
Historical: Median Combined Household Income > Cost of New 3 Room Flat (99 years lease) ~ Housing cost x of annual salary 1960: $120 > $5,000 ~ 3.5x 1970: $240 > $10,000 ~ 3.5x 1980: $1,000 > $50,000 ~ 4.1x 1990: $2,000 > $120,000 ~ 5.0x 2000: $3,500 > $110,000 ~ 2.6x 2010: $4,500 > $190,000 (600 sq. ft.) ~ 3.5x 2012: $4,950 > $220,000 ~ 4x |

What is your source for these figures? Are they the median cost of a new 3 room flat? Or are they the cost of the cheapest new 3 room flat on the market? Are your figures before or after grants and subsidies? |
Re: 1.2 mil HDB
These idiots got it so wrong.
Hdb is public housing. Which means it muz b affordable for all. If some idiot want to pay 1 million for it, then he's stupid. The gov should keep flats cheap n they can cos the land is owned by them. Even If private property is high, n economy is gd, hdb prices can increase bt gov can keep prices under control. Paying 100000 plus for new flats is Absurd. And no. A resale flat for few hundred k is nt a nest egg bt property mkt gone wild n its nt sustainable or desired |

Re: 1.2 mil HDB
actually , if you only need a roof top , consider those studio flat or two room one lo .
so long you are working , i think the downpayment of 10% isnt that hard to get mah . a flat let say 200k , 10% only 20k . can pay by cpf somemore got those nonsense low income grant . take a loan for 25 yrs lo . actually its easy lah . like i say , so long you are working ( let say working for 5-10 yrs ) a working adult ( 25-30 yrs old ) should be able to buy together with his partner . just work a bit hard lor . staying in sg ,nothing is cheap nor free . |

Re: 1.2 mil HDB
Back then when HDB controls everything... ppl KPKB says they dun allow us to earn from the flat.... Then they decided to open up the market.... Very soon the Condo enblocs came... and those who got the first cherries went around paying a lot more for old flats which are high rise... thus boosting the resale market.... Very soon flats rose like 15% year on year... Now PPL again KPKB says flats too expensive.... KNN what has that got to do with GAHMEN lah.... You want to buy cheap cheap... then want to sell high high.... so end of the day... we are the ones who screwed up our own housing market.... KP simi lan jiao??? One Smart Alec once told me.... Gahmen should control the pricing now... must force the price to drop 30% immediately.... I told him to go fly kite... His shophouse was bought with Bank loan... if drop 30%.. then bank will call him and say his place now worth 30% less.. Please topup the balance in cash by the week... I believe he will be the first on the Q to MBS or Swissotel... Top jump off the cliff...

1. HDB set price according to market prices and not base on cost of materials. 2. Only a few property agents are the one speculating high prices in HDB second value market. 3. Who owns the land? Is the state correct? Who owns the state? Is the citizen correct? So why are we been charged high prices for using the land? 4. We only have around 3.5mil citizens. Who are the property market buyers in the past 5 to 10 years? How come keep building private and HDB flats? Who is buying them? When citizens upgrade then who is buying up the old flats? Do you know that many like me are not involved in all these property markets? |
